I purchased my first duplex in 2010. Had good tenants in the past but one bad apple proved me wrong! In February 2019 my tenant called and informed me that her hours at her place of employment we cut….so my response was “ok, please find another place as soon as possible. Your on a month to month lease and I will return your security deposit within 30 days after you move out.” The tenant replied, “I have no place to go.” Now, we are in April my cashflow is cut short and the “big day” in court is tomorrow. Because I live far away I hired a lawyer with landlord/tenant experience who charged me 600 bucks. The lawyer informed me that the judge will give the tenant 30 days to leave. Then, the sheriff will lock the doors on the 30th day. I then, have to give my tenant 7 more days to pick up her personal belongings in the property. This is the landlord laws in Philadelphia!
My tenant now has bad temper. So, I hope this doesn’t turn out to be nothing like this Utube video.
